Aaron Swerdlin, Senior Managing Director
With more than 15 years of self-storage property and
capital markets experience, Aaron is recognized as one
of the industry’s foremost real estate investment
experts. Aaron directs our new business
development initiatives, and because of his longstanding
leadership in the investment community, is the primary
advisor with institutional investors and for
managing relationships with select private capital
sources nationwide. He also provides overall
direction for the team and creates corporate
development strategies to support our firm’s long-term
success. Aaron is a frequent speaker at
self-storage industry events and a contributing author
on real estate investment topics for regional and
national publications.

Minh Tran, Managing Director - Brokerage/East
Minh leads our Private Capital Practice and works with
clients nationwide to support them throughout their
property acquisition and disposition transactions.
He oversees the development and utilization of our
private investor databases and directs our private
client prospecting efforts. Minh also leads our
external marketing communications program, including
corporate branding, public relations and advertising
initiatives. Minh is a contributing author to
state and national self-storage trade publications and
speaks on real estate issues at industry events
nationwide.

Steve Mellon, Managing Director - Consulting/Analysis
Steve leads the financial underwriting and valuation
processes for clients, and helps customers complete
due diligence requirements during property dispositions
and acquisitions. During a transaction, he works
closely with clients to obtain detailed financial and
operating aspects of their business, and uses our
proprietary Storage Investment Real Estate Underwriting
System (SIRUSSM) evaluation model to help
provide accurate and realistic facility valuations.
Steve also supports sellers by managing relationships
with local real estate brokers, designing detailed
marketing packages and developing each property’s
Offering Memorandum.

Doug McCarron, Managing Director - Brokerage/West
Doug is based in our Los Angeles, California office
where he directs our West Coast private client practice.
He works with buyers and sellers during their facility
acquisition and disposition transactions, and provides
valuation services for the private client sector.
Doug is an active member of the California Self Storage
Association and also serves as the editor of our
electronic newsletter, The Advisor.

Jessica Mandel, Associate Director
Jessica directs the overall pre- and post-execution management of disposition processes for our clients, including timing coordination, prioritization of team member responsibilities, agreement review processes and general quality control oversight. She also provides transactional support to institutional clients on due diligence issues and closing requirements.

Vanessa Ford, Production Coordinator
Vanessa is responsible for client property marketing
initiatives, including creating property flyers,
electronic mailings and Offering Memoranda, and ensuring
timely delivery of all materials to the market.
Vanessa also manages client functions and our
presence at regional and national tradeshows.

Jennifer Munoz, Production Coordinator
Jennifer coordinates a variety of marketing initiatives for our group, including marketing communication collateral development, website and online communications, and special event planning. She is also responsible for managing our property and investor databases, and working with other team members to develop local, regional and national private investor lists. Jennifer supports clients during transactions by ensuring they receive Offering Memoranda and financial information, distributing their property marketing materials, and coordinating local property tours.

Gina Munoz,
Analyst
Gina Munoz is responsible for daily administrative and database support for
the team. In addition, she assists with the underwriting and valuation of properties, as well as the organization of the due diligence information provided by clients. She is able to contribute to a variety of tasks as she is cross-trained with both the marketing and the financial departments. Gina is a recent hire and will eventually become the assistant financial analyst for the company.

Steve Rudner, Marketing Consultant
Steve is the president of The Streetview Group, Inc., a marketing communications consulting firm that has worked with
us since shortly after our founding to create and establish our marketing, branding, advertising and public relations strategies. Steve is responsible for managing our ongoing marketing communications efforts, including copywriting, graphic design, editorial and advertising placements, collateral material development, client property site plan designs and property video tour scripts. He has provided marketing services to self-storage industry clients since 1997.
